  • Not speaking to a lender. One of the biggest mistakes people make is shopping for a home without speaking to a lender first. It’s crucial to talk to a lender and get pre-approved for a loan, so you know exactly what fits your budget and whether or not your credit has anything on it you need to take care of beforehand.

  • Not saving enough. Don’t miscalculate the costs that go into purchasing a home. Ensure you have enough saved up for your down payment, closing costs, moving expenses, and any repairs that may need to be done to the property. 

  • Not getting an inspection. You need a thorough inspection done during your due diligence period. You want to make sure you know everything that’s going on with the home, good and bad. You need to know what you’re signing yourself up for when the home is yours.

  • Making changes to your credit. Do not open up a new line of credit, have any credit inquiries, or make large purchases on your credit card during the transaction. These will affect your debt-to-income ratio and could affect your loan qualification.
