The recent market changes are improving the options available to buyers.

As most people have heard, the market is cooling down a bit. We're seeing fewer showings, properties are sitting on the market longer, and not every listing is getting multiple offers. Our inventory increased by 44% from April’s 2,670 to May’s 3,851. Sales increased only slightly year-over-year from 3,872 to 3,946. All of that is good for some and bad for others. 

More inventory is great news for buyers. If you’ve suffered from buyer fatigue, now may be a good time to get back in the market. The best time for sellers to put their homes on the market was a couple of months ago. There’s a bit more competition now, but we're not going to see prices drop anytime soon because inventory is still extremely tight. We have less than 4,000 units and a balanced market should have about 14,000 units. If you've been considering selling, sell before more competition arrives.
