1. Work with someone you know and trust. Because the market is so competitive, it’s more important than ever that you hire someone you know and trust to look out for your best interests as you proceed through the transaction. 2. Home Sale Contingency Removal Program. If you’re a homeowner who needs to use the proceeds of your home sale to buy your next home, we have a program that will allow you to remove that contingency from your offer, which will make you a much stronger buyer in this market.

3. Escalatory addendum. In short, this addendum states that you’re willing to increase your offer by a certain amount to exceed a competing offer, up to a capped amount that you set. This tool is very helpful in getting buyers’ offers accepted.
