Here’s what’s required on disclosures in the state of Florida.

Here in Florida, sellers are legally required to disclose all known facts about their home during a transaction. There is a four-page seller disclosure provided by the state that’s very comprehensive. It asks sellers questions on everything buyers would want to know about: termite damage, flood damage, the age of the roof and air conditioner, and many more. 

As a seller, be honest; don’t hide anything.

There’s also a Homeowner’s Association Disclosure, which buyers should study before purchasing the home. For example, if you’re looking at condos and townhomes, this document will tell you what the reserves are.

As a buyer, read all disclosures thoroughly, as they could easily prompt more questions. Disclosures are designed to protect all parties involved in a real estate transaction.
